SERENITY VILLAS – Terms and ConditionsSerenity Villas seeks to offer a calm, quiet and relaxing environment as much as that is possible within our control. Please consider your expectations of what you are seeking with your stay to ensure that these match our expectations of what we seek to offer all guests who choose to stay with us.
Booking Information:
A deposit of 30% is required at time of booking. This must be confirmed as received to secure a booking for the property.
Final payment is required to be received 30 days prior to your check in date to retain the booking – a reminder will be sent to you closer to the payment date. If the final payment is not received by the due date, the booking may be terminated without any refund paid.
Payment should be made to the New Zealand ANZ Account: Serenity Villas, 06-0574-0111375-41

Visitors of Guests at Serenity Villas:
As our villas are a small boutique stay arrangement, we request that you limit the number of day visitors to a maximum of 4 and only for a short period of time.
Visitors are limited to the Guest’s Villa and Pool Hut and are not permitted to use the pool, kayaks or any other facilities at Serenity Villas.
From 10:30pm Serenity Villas guests are asked to reduce outside noise levels to quiet conversation or guests should move inside the villas and close the doors.
Cancellation / Termination
The following accommodation cancellation penalties apply:
Cancellations Inside 14 days of arrival — 100% of total booking cost
No Shows or Non-payment of the full and final booking payment — 100% of total booking cost
Failure to pay the booking cost outstanding balance due by due date — 100% of total booking cost
In the event that we are able to replace a cancelled reservation a full refund will apply, less $50 administration fee and any other direct costs associated with this booking.
Serenity Villas reserves the right to terminate the booking immediately without refunding any portion of the booking cost if the:
Balance of the booking is not received 30 days prior to your check-in date.
Guests or visitors of the guest cause damage to the Villas, its contents or the Property.
Number of visitors at the property exceeds 4 or if the number of guests exceeds the total number agreed to with the owners.
Guests or visitors cause a disturbance to other neighbouring properties (during the day or night).
COVID-19 Cancellation Policy
If the Cook Island border closes and a Guest or Visitor is unable to travel on their booked date, we will rebook guest dates wherever possible, or refund booking payments (less any housekeeping fee we might incur the day before check-in). We will work with our guests for whichever option is preferred.
Loss and/or damage
No items are to be removed from the property at any time. Guests are responsible for leaving Serenity Villas in good order and in a clean and tidy condition. The Guests further undertake to pay for any loss and/or damage to the Villas during the Guests occupation of the Villas.
Valuables and Security
Guests’ valuables or property left or used at Serenity Villas are at the Guest’s own risk. Valuables and/or property should be stored in the safe and the Villas kept locked when not in attendance.
Serenity Villas does not accept any responsibility for loss of or damage to Guests valuables or property. Guests are responsible for the Villas during the Rental Period, and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by Guests’, their party and/or visitors which may negate or prejudice the Villas’ insurance policy and/or results in loss or damage are the Guests’ responsibility.
Disclaimer
Whilst Serenity Villas makes every effort to ensure that brochure and website descriptions are accurate Serenity Villas does not accept responsibility for any alterations made to the Villas or its amenities. Nor does it accept responsibility for any injury, death, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use or condition of the Villas, its plumbing, gas, electrical or otherwise, and exceptional weather conditions. No responsibility is accepted for the personal belongings, vehicles, and their contents of its Guests or invitees during the period of hiring of the Villas.
Serenity Villas does not take responsibility for the inability of the Guests or any member of the Guests’ party to enter the location of the Villas or stay at the Villas for all or part of the Rental Period as a result of failure to obtain appropriate travel or visa documentation, cancellation or amendments to travel arrangements or the missing of flights or travel connections; and/or any delay or cancellation of the booking as a result of war, threat of war, riot or civil strife, strike, demonstration, terrorist activity (threatened or actual), natural disaster, fire, sickness, weather conditions, action at an airport or port by any government or public authority, technical problems relating to transport and airport regulations caused by technical, mechanical or electrical breakdowns, or any other circumstances which amount to ‘force majeure’ or Acts of God, or other events beyond Serenity Villas control.
Under no situation will Serenity Villas be liable to make any payment or give any refund or compensation of any amount over and above the total rental amount paid.
Force majeure
Serenity Villas shall not be liable to the Guests for any failure to perform any obligations under this Rental Contract due to causes which prevent it from fulfilling its obligations under this Rental Contract which are beyond its reasonable control and of a nature which it neither has the power or authority to remedy, including without limitation, acts of God, acts of civil or military disturbances, fires, floods, epidemics, wars, riots and acts of terrorism.
General
Serenity Villas strongly recommends that Guests obtain appropriate travel and medical insurance.
